Professional Mold Inspection & Air Quality Testing
When something feels off in your home, a professional mold inspection and air quality test is the essential first step toward understanding why. Mold hides behind walls, under flooring, in attics and crawl spaces — and the most dangerous species often produce no visible growth at all. Depending on our findings during your initial inspection, Mold Services can go beyond the surface to find what’s actually present, and give you a clear plan for what comes next.
Mold Assessments
Our mold assessments are tailored to the situation — whether you’re a homeowner with health concerns, a physician referring a sensitive patient, or a property manager under a deadline.
We use a combination of testing methods to build a complete picture of your indoor environment, not just a surface-level snapshot.
Toxic Mold Testing
Standard inspections miss the most dangerous part of the problem. Our toxic mold testing goes beyond air sampling to identify the mycotoxins certain species produce — including using molecular analysis via LC-MS (Mass Spectrometry) testing that many inspection companies simply don’t offer.
Mold Air Quality Test
Air quality testing is a valuable assessment tool that provides critical information. Even without visible growth, a mold air quality test can reveal a hidden problem. We measure the concentration and types of mold spores in your indoor air against outdoor baseline levels to determine whether something is actively growing where you can’t see it.
Dust Test
Dust testing with a swab or cloth is useful in analyzing settled dust for identification of the exact types of mold & mycotoxins present with far more precision than standard spore trap testing alone. This type of testing is especially valuable for immunocompromised clients who need a complete picture of their environment.
Direct Test
When mold growth is visible or strongly suspected on a specific surface, a direct test tape sample identifies exactly what species is present — fast, targeted, and useful for confirming findings from air or dust testing.
Visual Inspection
Every assessment begins with a thorough visual inspection of the property. Our heavy background in real estate and construction means we read buildings differently — identifying moisture intrusion points, envelope failures, and the structural conditions that allow mold to grow undetected for years.
Certified Indoor Environmentalist Services
There’s a significant difference between a standard mold inspector and a Certified Indoor Environmentalist. Jim Tomlinson holds that certification alongside his Certified Mycotoxin Specialist credential — a combination that matters most when clients are complex, stakes are high, and getting it wrong isn’t an option.
Serving Doctors, Naturopaths, & Functional Medicine Practitioners
We have extensive experience serving doctors, naturopaths, and functional medicine practitioners who refer their most sensitive patients to us. We understand treatment protocols, communicate clearly with medical teams, and conduct our work in a way that supports — not disrupts — your patients’ healing process.
Support for Immunocompromised Clients
Clients who need support for immunocompromised conditions — CIRS, MCAS, HLA genetic variants, autoimmune disorders, or a history of mold-related illness — require a different level of care. We adjust every aspect of our protocols with their specific vulnerabilities in mind, from the products we use to the way we communicate findings.
Property Managers, Realtors, New Construction
We understand the pressures that property managers, realtors, and new construction projects face —inspection deadlines, disclosure requirements, and the need for fast, documented results.
Homeowners, Business Owners
Homeowners and business owners come to us at every stage — some with visible mold, some after water damage, and some simply dealing with unexplained health symptoms and a feeling that something isn’t right. Wherever you are in the process, we’ll give you a clear, honest assessment of what’s happening and what your options are.
Mold Expert Witness Services
When mold becomes a legal matter, credible mold expert witness services can determine the outcome. Jim Tomlinson has provided well-documented testimony in mold-related cases across the country, covering mold presence, cause, remediation standards, and property impact — working with attorneys, plaintiffs, and insurance professionals who need an experienced voice that holds up under scrutiny.

Mold Inspection Service FAQs
If you’ve never had a professional mold inspection before, it’s natural to have questions. Here’s what we hear most often.
Pricing varies depending on a number of factors the size of the property, the number of samples required, and the types of testing included. Remote inspection options are also available — contact us for a custom quote.
"Black mold" typically refers to Stachybotrys chartarum, one of the more toxic species we encounter. However, many other mold species are equally or more dangerous and don't appear black at all. Rather than testing for one specific species, we recommend comprehensive testing that identifies everything present — including mycotoxins that no visual inspection can detect.
Most residential inspections take two to four hours, depending on the size of the property and the number of areas being assessed. Lab results typically come back within 24 to 48 hours. We’ll walk you through the findings and recommended next steps once the results are in.
